What is Pressure Washing?
High Pressure Washing uses high water pressure, up to 5000 psi, and low volumes of water, averaging 4 gallons per minute to, basically, jet blast the surface. This is what most people think of when they hear the terms, “Pressure Washing”, “Pressure Cleaning”, or “Water Blasting”. We use this method of cleaning on hard surfaces, such as concrete, traditional stucco (not EIFS), sidewalks, pool decks, brick, and masonry block. Most homes are not suitable for high pressure cleaing.
This high pressure stream of water can damage many things on your home and surrounding areas, including the wood, screens, vinyl siding, weatherstripping and double paned windows. We have all seen the foggy windows and damaged siding.
What is Soft Washing?
Soft Washing doesn’t use high pressure. Instead of 3500-4000 psi of pressure, soft washing pressure doesn’t exceed 350 psi, but uses a much higher volume of water to clean the surface. It can use up to 22 gallons per minute of water. The difference to you is that it won’t damage wood, shingles, siding, metal, vinyl siding, or other surfaces.
Soft washing is also less likely to result in water being sprayed passed the weatherstripping on your doors and windows. Unlike high pressure washing, soft washing is safe for wood decks, docks, and fences.
Pressure above 500 psi can damage the softer wood fibers in treated boards on decks and fences. Although it looks like you are really cleaning the surface, you are eating the soft rings out of the wood and you will be leaving the hard rings. This makes it very uncomfortable to walk on and it will hold water and deteriorate even faster. After that damage is done, you will need to replace the boards that were damaged.
Which is Better, Pressure Washing or Soft Washing?
When do you decide between the two? Both processes have there places. Our rule of thumb is that nothing gets a high pressure cleaning unless it is concrete, brick, block, or masonry substrate that would not be damaged from the high pressure. Than means most every home is soft washed and we leave the pressure washing for driveways, sidewalks, pavers, and thing like that.
We always wash before exterior painting and have the wash equipment to soft wash, high pressure wash, and even high pressure hot water washing. We can provide the results you are looking for.

Pressure Washing and Soft Washing FAQ's
What is better for my vinyl siding, pressure washing or soft washing?
Vinyl siding is made from polyvinyl chloride (PVC) resin, which is a type of plastic. When the chemicals in PVC are exposed to oxygen, a natural process called oxidation occurs.
Oxidized vinyl siding is typically dull, faded, and chalky to the touch. You can often see oxidation on dark-colored siding, but you may have to run your hand across light-colored panels to notice where they have become oxidized.
Oxidation is a common problem with vinyl siding, especially where your home’s exterior endures prolonged exposure to sunlight.
Neither pressure washing or soft washing will remove the oxidation.
Will the soft wash remove the spider webs from my home?
Yes. Washing should remove the spider webs from the home. We also should be able to remove wasp nest as long as they are within reach. Dirt dauber nest do usually leave a red stain that will fade with time.
What are the benefits of soft washing?

- Detergents can be custom mixed for the surface being cleaned.
How often should I wash my home?
We recommend cleaning once per year in most cases. If you live on the lake, a pond, or in a very shady area, you may need to wash more than once per year as needed.
When is the best time to pressure wash or soft wash?
You can wash anytime of the year. We normally do not wash if the temperature is below 40º. Colder temperatures make it harder for the detergent and soaps to break down the dirt and clean.
Will the detergent kill my plants?
We take special care with plants and shrubs around the home. We pre-wet all the vegetation before we wash and then we rinse after we wash. This prevents any of the plants from dying. You may notice some of the plants and shrubs losing color but that will pass and they will be fine. We always ask that you remove all potted and hanging plants and flowers from the area while we wash.
WHAT IF I DON'T WASH?
Not keeping the exterior of your home clean and free from mildew and dirt will make your paint fail early. Paint is not what it used to be. Manufacturers are forced to formulate paint to fit environmental safety requirements. These changes have had good and bad effects on our paint.
If the paint will not come clean or the mildew has began to grow back within a few months after we wash it, it is time for exterior painting. We will be glad to do a detailed estimate for you at no charge. Most wash estimates can be done with a phone call but we can also do a site visit if needed.
